Sliding Wall Problems?

Practical solutions for common problems

Is your sliding wall leaking? Does a panel slide heavily? Is there condensation on the glass? Below you will find the cause and a concrete solution for each problem. Most issues you can fix yourself in a few minutes.

1. Sliding Wall Leaks

Water usually enters at three spots. Check them in this order:

Where to check:

  • Drainage holes in the bottom rail: Look at the outside of the bottom rail — there are small holes where water should drain. Blocked? Clear them with a thin rod.
  • Brushes at panel edges: The brushes (draft strips) between panels stop water. Are they flat, hard or cracked? They need replacing.

Solutions:

  • Remove old sealant and apply new silicone at rail-wall transitions.
  • Replace worn brushes.

2. Condensation on the Glass

Condensation occurs due to the temperature difference between inside and outside. Warm, humid indoor air meets the cooler glass and condenses. This is not a defect — with single glass it is virtually unavoidable on cold evenings.

Reducing condensation:

  • Ventilate: leave a panel slightly open or mount a ventilation grille. Air circulation is the best remedy.
  • Limit moisture sources: cooking or washing directly behind the sliding wall increases humidity significantly.

3. Panel Jams or Slides Heavily

Jamming or sliding heavily? It is usually dirt in the rail or a wheel that needs attention.

  1. Brush the top and bottom rail clean with a stiff brush. Pay attention to sand and pebbles in the bottom rail.
  2. Spray silicone spray on the wheels and in the rail.
  3. Place a spirit level on the top rail. Has it sagged? The rail needs to be re-levelled.
  4. Turn the adjustment screws in the lower wheels to raise or lower the panel slightly.
  5. Nothing helps? The wheels are probably worn. Order new wheels in our webshop.

4. Draft with Closed Sliding Wall

Some air permeability is normal for a sliding wall. However, too much draft can be unpleasant.

  • Check and replace worn brushes (draft strips).
  • Check if all panels close properly and adjust them.
  • Check if the silicone sealant at wall/beam transitions is still intact.

5. Scratches on the Glass

  • Light scratches: Try a glass polishing compound with a felt disc on a drill at low speed.
  • Deep scratches: Deep scratches in tempered glass cannot be repaired. The panel needs to be replaced.

💡 Prevention: Never clean glass with abrasive cleaners or razor blades. Always use a soft cloth.

6. Replacing Wheels/Rollers

After years of use, the wheels can wear out. Replacement is a simple job:

  1. Lift the glass panel and remove it from the rail (with help!).
  2. Remove the old wheels.
  3. Mount the new wheels in the same position.
  4. Hang the panel back and adjust the height.

FAQ

Check three spots: 1) drainage holes on the outside of the bottom rail — clear them if blocked. 2) Brushes between panels — replace if flat or cracked. 3) Silicone sealant at rail-wall transitions — is it still intact? Remove old sealant and apply new.

Yes. Condensation occurs due to the temperature difference: warm indoor air meets the cooler glass. With single glass this is virtually unavoidable on cold evenings. Leave a panel slightly open for ventilation, or consider a ventilation grille.

First brush the rail clean (especially sand and pebbles). Then spray silicone on the wheels. Check if the top rail is still level with a spirit level. If needed, adjust the height via the adjustment screws.

Usually dirty rails or dry wheels. Clean the rails and spray silicone on the wheels. Still heavy? Check if the top rail is level.

Yes, it is a simple job. Lift the panel out of the rail with a helper, remove the old wheels, mount new ones in the same position. Hang the panel back and adjust the height.

Light surface scratches can be polished with glass polishing compound. Deep scratches in tempered glass cannot be repaired — the panel needs to be replaced.

Check the brushes (draft strips) between panels. Are they worn, hard or flat? They need replacing. Also check if all panels close properly and adjust via the adjustment screws.
